Built by owners, for owners

We own a flat in a Viennese building. When our roof needed repairs, we did what most owners do: we trusted our Hausverwaltung. The work was done, and our monthly charges went up to pay for it. A year later, the roof leaked again. So we went through the paperwork. The Hausverwaltung had given the job to a company it owns, at an above-market price and with a poor result. We asked a lawyer for help, but the fees were more than we could pay alone.

So we built the tool we wish we’d had: one that keeps every document, deadline and cost in one place, so owners can ask the right questions before the bill arrives. It works like insurance against costly mistakes, at a fraction of the cost. We called it FlatWatch.

We’re not lawyers. We ask for the documents the law says you’re owed, and keep the record of what comes back.

Questions

Do I need my neighbours to agree?

No. Your Hausverwaltung has to send every owner their own annual statement (§ 34 WEG), and each owner can ask to see the receipts behind it. These are your rights, so you don’t need anyone else’s agreement to use them — or to ask us to help.

Will you contact my manager without telling me?

Never. Nothing goes to your manager until you say so, and you’re copied on everything that does.

What if everything turns out to be fine?

Then you’ll know, in writing. That ends the argument instead of starting one.

Is this legal advice?

No, we’re not lawyers. We keep your building’s record in order — documents, dates and open questions. If you ever need a lawyer, they start from the facts instead of spending hours collecting them.

What will it cost after early access?

The cost check stays free. The owner review will be a one-off €79. The subscription will be a monthly price per flat — and if your owners’ meeting agrees to take it on for the whole building, the cost is shared between all flats, up to a cap per building. We don’t ask for card details, so nothing is ever charged without you signing up.

Can you recommend a lawyer?
